Warehouses and factories
handed over on the date.
Every week a commercial building is late is a week of rent, storage and idle staff. That is why the handover date sits in the contract with a penalty attached to it.
What we build
Industrial, logistics and commercial.
Pre-engineered steel buildings, reinforced concrete frames, mezzanines, cold stores, labour accommodation and office fit-out — in Al Quoz, Dubai Investment Park, JAFZA, Dubai Industrial City and Al Quoz Industrial. We take the project from the plot through to authority handover.
01
Pre-engineered buildings
Steel portal frames with insulated cladding, from a single 1,000 m² unit to phased logistics parks. Fabrication, erection, cladding and finishing under one contract.
02
Concrete frame
Reinforced concrete structures up to G+4 as standard, and up to twelve storeys with an exception. Foundations, frame, blockwork, MEP and finishes.
03
Fit-out and mezzanines
Offices inside existing sheds, mezzanine floors, cold-store rooms and racking bases — delivered while the rest of the facility keeps operating.

Questions we are asked.
A single-storey pre-engineered warehouse of 2,000–5,000 m² is typically seven to eleven months on site, plus two to four months for design and authority approvals beforehand. Concrete-frame buildings run longer. The critical path is almost always approvals, not construction, which is why we start that process first.
Ground plus four floors as standard. With an exception granted by Dubai Municipality we build up to twelve storeys, and we have delivered a twelve-storey residential frame under that route. If your project needs more, we tell you at the first meeting rather than after a deposit.
Yes — JAFZA, DIP, Dubai Industrial City and Dubai South. Each free zone has its own approval process, contractor registration and inspection regime, which we handle as part of the contract rather than pushing back to you.
For fit-out, mezzanines and extensions, yes. We phase the works, hoard the active zone, agree noisy-work windows with you and coordinate deliveries around your traffic. It lengthens the programme slightly, and that is reflected in the dates before you sign.
