What this covers

From new doors to a new layout.

Kitchen remodelling in villas and apartments across Dubai: new layouts and islands, opened-up walls, relocated sinks and hobs, new electrical circuits, drainage and extract, cabinetry and worktops, and coordination of the appliances you choose. The engineers and crews who renovate whole villas do the work, so the kitchen is built to the same standard as the rest of the house.

Refresh in the same layout

New cabinet fronts or full cabinetry, worktops, splashback, sink, taps and lighting, with plumbing and power left where they are. The fastest route: usually no authority permit, although apartment buildings still ask for a management approval.

New layout

Moving the sink, hob or island, opening the kitchen to the living area, new circuits, drainage falls and extract routes. Priced from a measured survey, with the MEP drawn before anything is cut.

Structure and approvals

Removing or cutting walls, new openings, or changes to gas and drainage that need Dubai Municipality, Trakhees or DDA approval and the community NOC. Engineered first, permitted, then built.

Questions we are asked.

It depends on the joinery and the stone far more than on the size of the room. As a reference from our own rate book, cabinetry, a quartz worktop, sink and taps for a mid-market apartment kitchen come to around AED 33,000, and an appliance package (hob, hood, built-in fridge, dishwasher and washing machine) adds around AED 12,000. Villa kitchens with islands, natural stone and premium appliances cost more. We price from the measured layout, not from a rate per square foot.

Replacing cabinets, worktops and appliances in the same layout generally does not need an authority permit, although apartment towers usually require a building-management approval. Moving drainage or gas, adding electrical load or removing walls does need one, from Dubai Municipality, Trakhees or DDA depending on your community, plus the developer NOC. We confirm which applies before quoting.

A refresh in the same layout is typically two to four weeks on site once the joinery is made. A new layout with MEP changes runs four to eight weeks. Made-to-measure cabinetry usually needs three to five weeks in the workshop, which runs while approvals are processed. The handover date goes into the contract with a penalty against us.

Usually, yes. We seal the kitchen off, protect floors and routes through the house, and agree working hours with you. Water and power to the rest of the home stay on, apart from short planned shut-downs that we announce in advance.

Yes. Send us the model numbers before the joinery is drawn, so cut-outs, ventilation gaps, power and water points match each manufacturer’s installation requirements. Installing to those requirements also protects the appliance warranty.
