Bathroom renovation
flood-tested before it is tiled.

Most bathroom failures are hidden under the tiles: a membrane that was never tested, a drain without fall, a joint that weeps into the room below. We test what goes under the tiles before anything goes on top of it.

What this covers

From one en-suite to every bathroom in the villa.

Bathroom renovation and remodelling in villas and apartments across Dubai: strip-out to the slab, new waterproofing, supply and drainage pipework, walk-in showers, tiling, sanitaryware, vanities and lighting. Where the old bathroom has been leaking, we find the source first and repair it properly rather than tiling over the damage.

01

Waterproofing first

A membrane laid on a prepared, sloped screed, turned up the walls and sealed around every pipe and drain, then flood-tested for at least 24 hours before tiling. You see the test, with photographs.

02

Plumbing and drainage

Supply lines pressure-tested, drains laid to proper falls, concealed cisterns and mixers fitted with access for maintenance. Floor traps checked and replaced where they are missing or failed.

03

Tiling and sanitaryware

Porcelain or natural stone, walk-in showers, frameless glass, vanities and mirrors, installed by our own crews, with every sample approved by you in writing before ordering.

Included as standard

How it works

Four steps. No surprises.

01

Photos and range

Send photos of the bathroom and we come back with an honest range from our rate book.

02

Survey and moisture check

We check for active leaks and moisture before the price is fixed, so nothing is discovered halfway.

03

Fixed contract

Price, handover date and delay penalty. Staged payments released after acceptance.

04

Test, tile, hand over

Flood test witnessed and photographed, then tiling, sanitaryware and a final water test.

Questions we are asked.

Our online cost calculator allows about AED 22,000 per bathroom for a full mid-market renovation: strip-out, waterproofing, plumbing, tiling and sanitaryware. Natural stone, walk-in showers with frameless glass and concealed systems cost more; replacing fittings in an otherwise sound bathroom costs less. We fix the figure after a survey, before any work starts.

Once the waterproofing membrane has cured, the drains are plugged and the floor is filled with water for at least 24 hours, while the water level and the ceiling below are checked. If the membrane leaks, it is found now, not after the tiles are laid and the ceiling downstairs is stained. We photograph every test and include it in your handover file.

Replacing tiles and sanitaryware in the same positions generally does not need an authority permit, although apartment buildings usually require a building-management approval and set working hours. Moving drains, adding a bathroom or changing the structure needs approval from Dubai Municipality, Trakhees or DDA, depending on your community. We confirm which applies before quoting.

A single bathroom is typically two to four weeks on site, including the waterproofing cure and the flood test, which cannot be rushed. Several bathrooms in one villa are phased so that you always keep at least one working. The handover date goes into the contract with a penalty against us.

Yes. We locate the source with detection equipment before anything is opened, then either repair locally or, if the waterproofing has failed across the floor, renovate the bathroom properly. You receive a written report with photographs, which building management and insurers usually ask for.
