What this covers

Nurseries, early-learning centres and schools.

Fit-out of new nurseries and early-learning centres, conversion of existing buildings and villas to education use, and renovation of classrooms, toilets, laboratories, sports and outdoor play areas in operating schools. We work with your education consultant on the regulator’s requirements and handle the building side of the approvals.

Child-safe finishes

Rounded corners, finger-guard doors, safety glazing at low level, slip-resistant and impact-absorbing floors, low-VOC paints and child-height sanitaryware, specified with your consultant and built exactly as approved.

Approvals coordinated

KHDA requirements are led by your education consultant; we prepare and track the Dubai Municipality building permit and the Dubai Civil Defence fire and life-safety approvals that go with them.

Holiday programmes

Disruptive work such as demolition, MEP and flooring is scheduled into the summer, winter and spring breaks, with smaller phases out of hours during term and the site handed back clean before pupils return.

Questions we are asked.

The operator and their education consultant lead the KHDA process, because it covers far more than the building. We support it from the construction side: we build to the approved layout, prepare and track the Dubai Municipality and Dubai Civil Defence approvals for the fit-out, and keep the records inspectors ask for.

Yes. Disruptive work goes into the holidays. Anything during term is fenced off with a separate entrance for workers and deliveries, and noisy activities are kept outside teaching hours. Safety arrangements are agreed with the school in writing before work starts.

Surfaces that are safe, durable and easy to clean: slip-resistant and impact-absorbing floors, rounded edges, finger-guard doors, safety glass at low level, low-VOC paints and child-height toilets and basins. Your consultant specifies them for each room; we price them line by line and build them as approved.

Often, yes, but it depends on the plot, the permitted use and the regulator’s requirements for space, parking and safety. We review the building with your consultant before you commit, then price the conversion and the approvals as one fixed contract.

For most classroom, toilet and finishing works, yes, provided the scope is fixed and materials are ordered before term ends. We agree the scope in spring, order long-lead items early and use the full summer break on site, with the handover date and the delay penalty in the contract.
