Questions we are asked.
A standard two-storey villa typically falls between AED 60,000 and AED 140,000 depending on area, structure, access and how much of the foundation has to come out. Recovered scrap is credited against that figure, which on a steel-framed building can move the net cost substantially.
A demolition permit from the governing authority, plus disconnection certificates from DEWA and the telecom providers, and a drainage NOC where relevant. On older buildings an asbestos survey may also be required. We obtain all of these — work that starts without them gets stopped and fined.
It is segregated on site, weighed on a certified weighbridge and sold. You receive the weighbridge tickets and the value is credited against your invoice. On an industrial building with a steel frame this is often tens of thousands of dirhams — it belongs to you, not to the contractor.
A villa is usually one to three weeks on site once permits are in hand. A warehouse or industrial shed is three to eight weeks. Permits themselves take two to six weeks depending on the authority and the utility disconnections, and that is normally the longer part.
Yes — partial demolition, removing an extension, or taking out floors while the rest stays standing. It requires a structural assessment first, because what is being removed is often carrying load, and temporary propping is designed before anything is cut.
