Find the leak
before breaking the floor.
A wet patch on a wall is rarely where the pipe failed. We locate it with detection equipment first, so the repair opens one square metre instead of the whole room.

Acoustic detection, thermal imaging, moisture mapping and pressure testing to locate the failure point without opening the whole floor.

Pipework replaced or re-routed, joints remade, waterproofing reinstated, and the system pressure-tested before anything is closed up.

Making good
Screed, tiling, plaster and paint restored to match. A repair that leaves a patched floor is not finished.

Questions we are asked.
Acoustic equipment picks up the sound of water escaping a pressurised pipe through screed and tile. Thermal imaging shows the temperature difference around a hot or chilled line. Moisture meters map the spread. Between them we usually narrow the failure to within a few tens of centimetres before anything is cut.
We survey and issue a written report identifying the source, which is what the owners association or building management needs to act. Without that report the two parties usually blame each other for months. The report is factual and photographed, so it holds up when the other side disputes it.
Many home and building policies cover water damage but not the failed component itself, and they nearly all require a professional report identifying the cause. We issue that report as standard. Whether your specific policy responds is between you and your insurer — we provide the evidence, not the claim.
For an active leak we aim for the same day. For damp with no running water it is normally within forty-eight hours. Send photographs on WhatsApp first — quite often we can tell you immediately whether to shut a valve before we arrive.
