Questions we are asked.
Yes, and for occupied offices and retail it is usually the only sensible approach. Night and weekend working is priced into the contract from the start rather than added later, and noisy activities are scheduled into agreed windows so your neighbours and building management stay onside.
Almost always, and in most Dubai towers it is a formal process with a fit-out guide, a deposit and appointed consultants. We prepare and submit that package as part of the job. Tenants who skip it are the ones who get stopped mid-works.
A straightforward category-B fit-out typically runs AED 90–160 per sq ft. A high-specification office with bespoke joinery, glass partitions and upgraded MEP runs AED 200–350. The variable is specification, not area, which is why we price against drawings rather than quoting a rate.
Yes, and it is a large part of what we do. We survey what has actually been built rather than what was claimed, price the completion honestly, and take responsibility for the whole result from that point — including work we did not carry out.
